I found it not regulate the water pressure, is there anything wrong?

If you want to regulate the water pressure to meet your need, you had better close the RV faucet and camp faucet, without any water through the water pressure regulator.

There is oil in the package box, does the oil leak?

The oil left in the package box is just the oil split while injected into the pressure gauge. The gauge doesnt leak oil.
